Editor not working

When I try to edit any HTML or PHP files, as soon as I save, the entire website breaks, and I have to load it using the default theme. What's happening is it's deleting the first part of all of the code. Is there anyway I can prevent this from happening?

How are you trying to edit them?

Admin > Configuration > Themes and layout > Modify themes

What 'first part' is it removing exactly? Do you have a file that the editor saved, that you downloaded from FTP so we can see what it's doing to the files?

Everything in the red rectangle will be erased upon saving, breaking the whole site.
