Using SimpleAds is fairly easy actually
Create an Ad, select to the location to show it, and when to show it (actions)

Just be careful of A,X,D
A - allows users in this group to view the ad
X - Do not allow users in this group to view the ad (however they will still be able to view the ad if they are in another group that is allowed to view)
D - Deny users in this group from seeing ads (they will not see it even if they are in another group that is allowed to view)

Havent looked at it in a while but it should just be the way you want the body of the ad to display (play around with it a since at this point only admin can see whats going on)
